Home Ownership

One of the primary goals of the Lagrange Development Corporation (LDC) is to provide homeownership opportunities to all families. By renovating homes with upgrades to electrical, plumbing, heating and cooling systems, and even roofs, we’re revitalizing our neighborhood one home at a time. Where a vacant lot sits empty, a brand new home can be built. Where properties are left blighted and abandoned, families can sit on front porches, sipping lemonade and chatting with neighbors. When families are homeowners, pride goes beyond furniture and furnishings, extending to flowers and gardens. A community comes together with respect when that pride is worn on the outside.

Down Payment Assistance and Credit Counseling
Two major obstacles to home ownership are down payments and past credit issues. Credit counseling is available through LDC with continued counseling available through Neighborhood Housing Services. The City of Toledo offers down payment assistance to those that qualify and choose a pre-qualified lender. Area lenders also offer a variety of homebuyer loan programs. Property tax abatements are included with each renovated and newly constructed home and can decrease monthly house payments and out-of-pocket expenses.

New Construction

LDC continues to focus on new housing construction with the completion of Heritage Village, where ten new homes valued over $105,000 were completed. New construction is not new to the LDC service area, where over 20 new homes have been built right next door to homes that are 80 to 100 years old. New homes blend with the existing architecture throughout the neighborhood.
Exciting new plans are centered on a very popular central city school and include additional new construction homes featuring 1,200 square feet of living space with three bedrooms and 2½ baths, large family kitchens and formal dining rooms. These homes start in the high $80s and include property tax abatements. Down payment assistance may also be available to those that qualify.
Renovated Homes

Sixteen years and over 125 rehab homes later, this type of homeownership proves to be the most sought after with moderately priced homes starting in the $50s and ranging into the $70s. Homes have two- to five-bedroom floor plans with family friendly living rooms and kitchens. LDC will continue to revitalize homes in our service area until every home meets housing code. The electrical, plumbing, furnace and roof/structure are priorities, followed by new carpeting, updated kitchens and baths, and fresh paint.
You can see why LDC is a leader in the Toledo area with revitalization efforts to save homes from blight and demolition, which in turn increases property values.
Exterior Repair Loans

Since 1994, LDC has offered low interest loans for exterior repairs including roofs, siding, windows, doors, and even porches and steps. Loans are for a maximum of $5,000 with fixed interest rates (2% for homeowners over the age of 62) and a repayment period of five years.

Free Exterior Paint Program

LDC supplies the paint; the homeowner supplies the labor — it’s that simple! Since 1995 over 240 homes have received exterior face-lifts thanks to the Lagrange Street Polish Festival. Senior citizens and disabled homeowners may also receive labor assistance through partnering non-profits and volunteers.

Emergency Home Repair Programs

Since 1998 over $520,000 has been expended to assist low-income homeowners in our neighborhood with emergency repairs. Electrical and plumbing upgrades, roof repair/replacement, heating system repair/replacement, and handicap accessibility assistance lead the list of much needed emergency repairs to owner occupied properties. With partners such as the State of Ohio Housing Trust Fund and St. Vincent Mercy Medical Center, homeowners who otherwise may have to move now see increased property values.
